What to expect at closing.
When you arrive at BenePartum Title Inc. for your closing. Our Closing Assistant Chris Karban will greet you. He will seat you in our closing room and ask for your driver's licenses to be copied for our files. If your have children with you, there is a room with a TV/DVD for them to watch Disney movies or play games.

Our Closing Manager Sonya Hallin will then proceed to start your closing process. She will explain every document needed to be signed and will notarize the documents needing a notary. If your closing is a purchase, money will be disbursed that day. If it is a refinance, money will be disbursed in three business days. Your closing should be relaxed and informative.

Purchase Transaction
As a buyer in a real estate closing transaction, your main role at the closing is to review and sign the documents related to the mortgage loan. You may also be asked to provide these items at closing:

  •  Picture identification
  •  Homeowner's insurance binder and one year paid receipt
  •  Cashier's check payable to yourself for the downpayment and closing costs.
  •  Ten year history of past residences
  •  Any conditions or documents required by mortgage lender

Selling Transaction
Our Real Estate Closing Division focuses on serving the needs of the seller and agent including For Sale By Owner. Our Real Estate Closer will discuss the details of the transaction with you and notify you of any specific documents you may need to provide at closing. Generally speaking, the seller in a real estate closing transaction is required to provide:

  •  Picture identification
  •  Social Security numbers
  •  Ten year history of past residences
  •  If married, both spouses are required to attend closing.
